Basically, never. Typically, the seller covers the buyer’s agent commission, which is negotiated as part of your offer—but if not, we’ll help you structure your offer to account for it so you’re not caught off guard.

Yes—and this one’s REALLY important. The builder’s agent is legally working for the builder, meaning their job is to get the best terms for them, not for you. Our job is to help you find the right builder, the best incentives, and negotiate the best deal on your behalf—and in most cases, the builder pays our commission anyway, so there’s really no downside.
IMPORTANT: In Minnesota, if you visit a model home or contact a builder directly first (even online), they may refuse to pay your agent’s commission—so talking to us first could save you thousands.

You name it, we’ll make it happen. That’s the benefit of being a husband/wife team—one of us is usually available, including evenings and weekends.
Most clients work with both Haley and Joe, which means one of us is usually available when you need us. Behind the scenes, our assistant keeps everything on track—managing timelines, paperwork, and details—so nothing gets missed and you’re well taken care of.
Your call! Most clients prefer a group text with Haley and Joe for quick updates and scheduling, but we’re flexible—call, text, or email, whatever works best for you.
Quite honestly - not much, locally. In most cases, sellers are still providing the buyer’s agent commission (otherwise they’d scare away a lot of potential buyers). The “biggest change” is that the buyer’s agent commission is now negotiated as part of the Purchase Agreement instead of the Listing Contract—and most of the time, the final numbers end up about the same.
